I was the listing broker for Hacienda Villa Apartments in Greenville, Texas. The previous owner had not taken good care of the asset, it had severe deferred maintenance. To help sell, the lender had a contractor paint the buildings, they did a poor job. While we marketed, Mike Heckman with Alexander Forrest Investments (AFI) toured the property with me and told me that if they were the winning bidder they would convert it into the nicest property in Greenville. I was highly skeptical. I visited the property and was pleasantly surprised and quite frankly amazed that Mike was true to his prediction.
